The legal fees payable to your solicitor is governed by the Solicitors’ Remuneration Order 1991 which provides the Standard Scale in determining your Solicitor’s fees.

1 | Late payment interest charges are imposed on all residential property purchases when any of the billings set out in the Third Schedule of the Sale and Purchase Agreement remain unpaid after expiry of 21 working days in accordance with Clause 9 of the Sale and Purchase Agreement. |
2 | The rate of the late payment interest charges imposed for residential properties is at 10% p.a. calculated on a daily basis, on whatever outstanding unpaid portion of progress billing. |
3 | Purchasers are advised to settle any outstanding payment due by way of cash/cheque to avoid late payment interest charges being imposed prior to the end-financier’s disbursement. Subsequently any overpayment by the purchaser shall be refunded accordingly upon receipt of payment from the end-financier. |
4 | The differential sum must be settled prior to the first disbursement of loan by the end-financier. |
a. | Charge and Annexure - developer has to give consent to the end-financier to endorse its charge on the Individual Title to secure its interest in the property financed before any loan amount can be disbursed. |

d. | Statutory Declaration - declaration by the borrower(s) [or purchaser(s)] that he/she is not an adjudicated bankrupt. |

f. | Title search - to determine owner of land, restrictions on title (if any), conditions on title, use of land and so on. |
g. | Valuation Report (if required) - to determine the amount of finance. |
h. | Mortgage Reducing Term Assurance (M.R.T.A.) [or Mortgage Decreasing Term Assurance (M.R.D.A)] - to insure against death and/or total permanent disability of insurer(s) [or purchaser(s)] and to use the sum assured to offset against loan owing to the end-financier. |
h. | Fire Insurance - to insure property financed against damage by fire. |
